The problem

Property was always there. Access was not.

Lagos and Abuja have never been short of good buildings. What they are short of is ways in. A commercial asset changes hands at a price only a handful of people can write a cheque for, and the people who can rarely need another one.

Everyone else watches the value accrue from outside, often while paying rent into the very buildings they are priced out of owning.

What we built

We rebuilt the paperwork, not the building.

Fractional investing is as much a legal and operational problem as a technology one. An approved offering may use an asset-owning company and a nominee or other custody arrangement. Its documents define the instrument, legal holder and each investor’s beneficial entitlement.

Asset vehicles and nominee structures are established tools, but their details and risks vary. Shard’s aim is to make a properly documented opportunity available from ₦500,000, where legally permitted.

What we refuse

Nothing is listed until it survives scrutiny.

Before an approved offer opens, its evidence should address the asset, seller or sponsor, title and encumbrances, physical condition, valuation and expected cash flows. The required checks depend on the property, tenure and transaction.

Diligence lowers risk; it cannot make an investment safe. The offering documents should state what was checked and what was not.

A building does notcare who owns it.

Its available cash follows the rights in its legal documents. Our job is to make those rights, records, costs and risks visible.
